Temporary
Lower payment for a defined period. The payment then returns to the note-rate amount.
Best question: How much early payment relief does this buyer need?
Permanent
Lower note rate and lower principal and interest for as long as the buyer keeps that loan.
Best question: How long is this buyer likely to keep the loan?
The buyer still qualifies using the full note rate for a temporary buydown.

Let’s run the buyer’s payment and the seller’s net before choosing the offer structure.
Seller contributions are subject to loan-program limits, contract terms and actual pricing.

$995 program fee, paid by seller or agent, is refunded after a qualifying CCM closing. Buyer qualifications and final pricing still matter.
Concession limits and program eligibility apply. Conventional, FHA and VA 30-year fixed options are included; USDA and jumbo are not.
Appraisal update
UAD 3.6 changes the report agents will see
One flexible residential appraisal report replaces many familiar GSE forms. It collects more specific property information.
November 2, 2026: new reports submitted for Fannie Mae and Freddie Mac must use UAD 3.6.
The appraisal still depends on the appraiser's analysis of the property and market. GSE FAQ
What exactly changes?
Four differences inside the appraisal
